A virtual office (a registered business address plus mail handling, and sometimes meeting-room access) is not a regulated service in Germany, so there is no licence to check. What matters instead is whether the address is one you may lawfully use as your company’s registered seat (Geschäftsanschrift) in the Handelsregister, and whether the provider reliably forwards official post — tax-office and court mail in Germany carries hard deadlines.
Before you sign: confirm the address is accepted for Handelsregister and trade-office registration (not merely a mail drop), how official mail is scanned or forwarded and how quickly, and whether the contract meets any bank’s requirements for opening an account, since some German banks scrutinise virtual addresses.
